  1. You, the borrower, are interested in acquiring funding for your real estate project in Costa Rica and come to Gap Investors. We assess the value of your project.
  2. You sign a contract with Gap to attract investment for a syndicated loan in which multiple lenders collaborate to provide funding.
  3. Investors come to us, interested in funding your project. We broker the syndicated loan by forming a holding company representing the lenders' interests. Your property is then conditionally transferred to a registered trustee (a process called fideicomiso de guarantía in Costa Rica), a procedure widely used by commercial bank mortgages. Funds are then provided to you according to needs. The funds are used for all aspects of the development project, including studies, design, construction and marketing.
  4. You pay interest and fees on the loan. At the loan's end you seek traditional bank financing and repay the principal on the loan.
  5. Your payments are received by an account in the name of the holding company so that there is transactional proof of payments.
  6. Investors gain interest on the loan and receive the principal at the loan's end.
