Gap Investors Ltda specializes in brokering syndicated loans, which are loans offered by a group of lenders, to provide funds for a borrower to start a real estate development project on properties with high potential (known as latent value) in Costa Rica.
Gap Investors Ltda is NOT an investment fund. You will not be investing in a fund where we decide the investments -- you are investing a specific project in Costa Rica. All mortgage contracts are between the borrower and a holding company owned by the lenders, and each individual lender is named in the contract for additional protection. The strength of Gap Investors is in identifying the projects of high latent value, presenting them to the investors, and brokering the loan.
The goal of this form of lending is to get development plans off the ground. These loans are not usually given by risk-averse banks without a significant amount of collateral and high income. We enter the market with a group of enterprising lenders willing to provide short-term funding to get the development to the point where banks will be open to financing.
Because of the nature of the loan, the interest rates are typically higher than regular bank interest rates, and the loan term is typically much shorter. Collateral is provided in the form of the borrower's property, which is transferred to a trustee in trust to a holding company. This company is owned by the lenders in proportion to the funds invested.
Gap Investors Ltda. takes the complexity out of the process by:
- Forming a business structure conducive to group investing.
- Providing full financial transparency, including providing a good loan-to-value ratio (generally under 60%), disclosed to all investors in the group.
- Your investment is protected by a temporary title transfer to a registered trustee (a process known as "fideicomiso de guarantía in Costa Rica), in trust to a company that is owned by the group of investors. This holding company is formed solely for an individual mortgage and is used exclusively for holding the mortgage and nothing else.
- Providing liquidity options such as the transfer of your investment to an available unit in the development property.
- Being properly regulated by the laws of Costa Rica.
- Choosing reputable professionals and advisors: attorneys, accountants, title insurance companies, banks, appraisers, surveyors, and developers.
- Properly managing the risks involved with high interest investments.
